Keep the review’s purpose clear.

An internal review can check whether work followed the agreed handoffs. It does not replace required lender quality control or a legal compliance assessment. Ask a clear question: were requests clear, were owners named and did open issues reach someone who could act?

Choose ordinary work and a case where things went wrong. Use only records you may review. Keep sensitive details in the approved system. Avoid picking only smooth files or only hard ones. Look at what helped or hindered the workflow.

  • Was the source of the instruction identifiable?
  • Could another authorized person find the current next action?
  • Was an unresolved issue handed to the right decision-maker?

Follow the work across a handoff.

In a fictional review, a condition was marked complete when a document arrived. A later note showed review was still due. Find the exact gap: one label combined receipt and acceptance. A clearer status and named reviewer may help more than calling the whole file poor quality.

Ask what the people involved could see at the time. Missing context, unclear instructions and an unassigned decision need different fixes. Use the record and agreed roles. A single late reply does not prove someone’s effort, intent or skill.

Turn findings into a limited improvement.

Choose a change that addresses the gap and a check tied to it. Ask another authorized person to read a fictional record with the new status labels. Or trace an unusual case through the revised handoff. Avoid adding a score unrelated to the problem.

Fannie Mae’s loan-quality resources give lender-focused context. They do not prove this informal review meets lender requirements. Keep required quality-control programs with their responsible owners. Use this review to make everyday processing work clearer.

Put it to work.

Review a concrete handoff, identify its specific gap and verify a focused improvement.
