A practical mortgage reference desk.
The right reference starts with the question and the authority responsible for answering it.
Start with the article →Separate guides, rules and standards.
Fannie Mae and Freddie Mac publish agency guides and learning resources. The CFPB’s integrated disclosure page links rules, official interpretations and implementation materials. MISMO develops mortgage data and communication standards. Each has a different role. They are not interchangeable sources of approval.
Write the question first. Does it concern an agency rule, disclosure rule, lender instruction or data shared between systems? Choose the kind of source you need before searching. A convenient result may not be the source that governs the question.
Save the exact section and its scope.
Save the original link, section title and supplied date or version. State why it may apply. Keep the question with the source so the next reviewer can see why you saved it. A homepage bookmark alone leaves that reasoning out.
Take a fictional question about an outsourced task. Fannie Mae’s outsourcing section covers a seller’s duties to Fannie Mae. It does not decide every brokerage agreement or loan requirement. Check the program, lender direction and who owns the task.
Route uncertainty to the right person.
If sources conflict, record the conflict. Ask the responsible lender contact or qualified compliance adviser to resolve it. Do not choose the wording that makes the file move faster. Keep the answer and source in the approved record. Name who will review it later.
For system questions, use MISMO as a starting point. Ask the vendor which standard and version it supports, how it uses them and what was tested. Naming a standard does not prove two products exchange all the data your workflow needs.
Put it to work.
Preserve the question, original source and applicability decision together.
